DTLA July Condo Sales

In July 2017, there were 38 Condo sales DTLA totaling $29,791,500 whereas the month before in June there were 41 sales totaling $35,908,000. The 39 sales were in 22 different buildings.

The sales this month were in Arts District (6 sales), Bunker Hill (4 Sales), City West (3 Sales), Financial District (3 Sales), Historic Core (4 Sales), Jewelry District (1 Sales) Little Tokyo (2 Sales), South Park (15 Sales). Downtown LA June 2017 Condo Sales

Highest Sale of the Month

Just like last month, the highest sale of the month was in the at the Ritz-Carlton at L.A. Live. This month it was 1,880 Sqft 2-Bed, 3-Bath selling for $2,025,000. Last month it was a 6,590 Sqft. 3-Bed, 4-Bath Penthouse which sold for $9,125,000.

In total, 4 units sold at this Ritz-Carlton at L.A. Live in July.

Currently, there are few active Condos at the RITZ ranging from $1.1 to $6.8 Million. The pool awaits !!

Arts District

The Arts District had 6 sales totaling $4,847,000 with an average sales price of $807,833.

The average price for properties less than 1 Million is $661,400***. 

The highest sale was in the Barker Block Warehouse, originally built in 1906, and modernized by the The Kor Group in 2014 into 310 cutting edge live/work lofts. The rooftop deck is basically a five-star hotel with a gym, pool and lounge.

The selling unit was a 2-Bed, 2-Bath, 1,710 Sqft. light filled penthouse comprehensively remodeled by Hughes Umbanhowar Architects.

Bunker Hill

There were four sales in Bunker Hill totaling $2,224,000 with an average sales price of $556,000.

The highest sale was a 3-Bed, 2-Bath, 1,628 Sqft. in Promenade West which sold for $612,000. Amenities included Private balcony/patio with views, wet bar area, well-lit dining area with a trey ceiling. Kitchen included unique wooden cabinetry, tile counter tops and bar stool seating. Spacious bedrooms including Master bedroom with large walk-in closet, well lit family/den room, and patio access on both sides.

This full service condo was built in 1982. All the Bunker Hill sales were in Promenade West this month.

In City West, there were three sales in June totaling $1,558,000 with an average sales price of $519,333. 

The highest sale was a 1-Bed, 2-Bath, 1,130 Sqft. for $575,000 at the Vero. The unit included open floor plan, hardwood floors in kitchen and living, modern styling and finishes throughout. Ceasarstone countertops and stainless steel appliances. Extra large 1 bedroom suite with one full bathrooms and half bathroom, washer/dryer in unit, 2 parking spaces provided.

Vero is city-chic built in 2006.

Fashion District

In the Financial District, there was one sale in July at the Eckardt building in Santee Village.

It was a 880 Sqft. 1-Bath studio which sold for $415,000. The modernized studio included beautiful stone countertops, stainless steel appliances, contemporary cabinetry, wood flooring, subway tiled shower and bathroom, in-unit laundry!, open floorplan, and high ceilings are a dream, covered parking space and more.

In the Financial District, there were two sales in June and all of them were at the Library Court at 630 W 6th Street.

The average sales price for the three properties was $440,000. 

The highest sale was a 1-Bedroom, 1-Bath, 700 Sqft. that sold for $480,000. Unit was updated 1-Br, 1-Bth with newer floors, window treatments, newer appliances, shower enclosure, washer/dryer, etc. It was originally purchased in 2014 for $395,000.

Historic Core

The Historic Core had 4 sales totaling $1,702,000 with an average sales price of $425,500.

Jewelry District

In The Jewelry District there was 1 sale in the Bartlett Building lofts for $505,000.00.

It was a 1-Bath Studio, penthouse-level with large balcony, incredible Views. Full bath, washer/dryer, Dishwasher, Microwave, and Fridge.

The Bartlett is a 14-floor building completed in 1911 and the tallest L.A. building for five years. Designed by John B. Parkinson and Edwin Bergstrom, in the Beaux Arts style.

Converted to 130 condos and ground floor retail 2002, under the L.A. Adaptive Reuse Ordinance which is one of the most significant incentives related to historic preservation. It has facilitated the conversion of dozens of historic and under-utilized structures into new housing units.

Little Tokyo

In Little Tokyo there were 2 sales totaling $1,075,500 with an average sales price of $537,500.

The highest sale was a 2-Bed, 2-Bath, 1,050 Sqft. in the Little Tokyo Lofts which sold for $550,000. 

The Little Tokyo Lofts were originally built in 1922 and were the headquarters of Westinghouse until 1948. It opened as a residential building in 2006. In 2008, the Little Tokyo Lofts building was listed as a Los Angeles Historic-Cultural Monument.

As usual, South Park had the most sales in June with 15, sales totaling $16,585,000 with an average sales price of $ 1,036,594.

Less than One Million, the average price was $735,700.

The highest sale was at the Ritz-Carlton at L.A. Live (see above).

The 13 South Park sales were distributed as follows: Elleven lofts (2 Sales, $588,000 average), Evo (3 Sales, $711,333.33 average), LUMA (2 Sales, $627,500 average), Market Lofts (4 Sales, $605,000 average), Ritz (1-Sale Highest Sale), Sky Lofts (1 Sale, 1,180,000).
